    I am the landowner

    The land is zoned residential and planning permission is being obtained.  However, the land is not serviced, and it is not immediately able to be serviced as permissions and considerable work is required in order to bring water services to the land.  In particular permissions will be required from Irish Water, in particular with regard to foul water services, which are currently at a distance of 200m from the site.  See attached confirmation letter from architect in this regard.

    In view of the above, I am of the view that the land should not be taxed until it is serviced, and in particular until all relevant permissions, specifically from Irish Water, have been obtained.

    There is no direct access from my land to the public roads to service a residential development. The farm is landlocked with only a narrow entrance to facilitate farm traffic, which is bound by Beech Grove housing estate on one side and a private dwelling on the other side. The land  in question consists of the  farmyard. cattle sheds, machinery sheds and workshop. I don't have an outlying farm. The farm is part of my annual income.
